Using our Home Survey service, we’ll send an experienced surveyor to visually inspect the inside and outside of the property and boundary walls and fences.

The Level 1 report explained

Only visible areas are inspected

Our surveyors will inspect the interior and exterior of the main building and outbuildings but will not force or open up the fabric. Your inspection will cover gas, oil, electricity, water, heating and drainage services but will not be tested. If we have any concerns, the report will outline recommendations and any further required investigations. 

However, we will not report on the cost of any work to repair the defects or make recommendations on how repairs should be made.

Roofs, chimneys and other surfaces of the building’s exterior from ground level are inspected and, if necessary, from neighbouring public properties with binoculars. The roof structure, with safe access, is inspected from inside the roof space.

Please note that we only carry out a visual inspection, which means we do not lift carpets, floor coverings, or floorboards, remove contents in cupboards, move furniture, or remove secured panels or electrical fittings. Assessments cannot be made inside the chimney, boiler or other flues. Energy performance is not recorded, nor does the surveyor conduct an asbestos inspection.

Level 1 Overview

what your report includes

  • The construction and condition of the property
  • Any serious defects that might require urgent attention
  • Areas that need further investigation to prevent damage to the fabric of the building
  • Defects that might be hazardous and where further investigation is required

As a Level 1 Condition report is not as detailed as a Level 2, the surveyor will record only visible defects and, from this, provide you with an easy-to-read visual assessment of the property’s current condition and provide any advice on further areas to investigate.

The traffic light system explained

Understanding your report

To describe the home’s condition, our Surrey surveyors will score ratings on the main elements of the building, which is sometimes referred to as the traffic light system.

  • (Red 3): Defects that are severe and need to be repaired or replaced urgently.
  • (Amber 2): Defects that require repair but are not urgent.
  • (Green 1): No repair is currently needed. Property to be maintained normally. 
  • NI: Not inspected.
