As surveyors for the last decade, we understand just how important- and at times, how worrying- purchasing a property can be, especially for first-timers. Partnering with us can help save you time and money later.
Our five-star Google-rated service minimises risks, protects your investment and takes the stress out of life-changing decisions like this. Whilst our opinions remain objective, we’re here for you and help you be as informed as possible regarding the property in question.
Although our Level 1 Home Buyer Survey is the most basic, you can rest assured you’ll still meet with one of our trained experts to help you understand any minor or significant underlying defects with the property that you might have missed when viewing.
Safeguarding Your Property Investments
Level 1 Condition Reports are basic property surveys designed for home buyers and homeowners seeking a professional, objective report on the condition of their property.
Using our Home Survey service, we’ll send an experienced surveyor to visually inspect the inside and outside of the property and boundary walls and fences.
Only visible areas are inspected
Our surveyors will inspect the interior and exterior of the main building and outbuildings but will not force or open up the fabric. Your inspection will cover gas, oil, electricity, water, heating and drainage services but will not be tested. If we have any concerns, the report will outline recommendations and any further required investigations.
However, we will not report on the cost of any work to repair the defects or make recommendations on how repairs should be made.
Roofs, chimneys and other surfaces of the building’s exterior from ground level are inspected and, if necessary, from neighbouring public properties with binoculars. The roof structure, with safe access, is inspected from inside the roof space.
Please note that we only carry out a visual inspection, which means we do not lift carpets, floor coverings, or floorboards, remove contents in cupboards, move furniture, or remove secured panels or electrical fittings. Assessments cannot be made inside the chimney, boiler or other flues. Energy performance is not recorded, nor does the surveyor conduct an asbestos inspection.
what your report includes
As a Level 1 Condition report is not as detailed as a Level 2, the surveyor will record only visible defects and, from this, provide you with an easy-to-read visual assessment of the property’s current condition and provide any advice on further areas to investigate.
Understanding your report
To describe the home’s condition, surveyors will score ratings on the main elements of the building, which is sometimes referred to as the traffic light system.
