You’ll want to get quotations on the work, as the cost of repairs might influence the amount you’re willing to pay for the property. So, before making legal commitments, we should get reports and quotations for all the repairs and any further investigations we might have identified. 

Please bear in mind that some repairs require contractors with specialist skills, or you may need to acquire Building Regulations permission or planning permission from your local authority for any works. Make sure all quotations are prepared in writing. 

The report could highlight areas of concern regarding the condition of a hidden part of the building if we could only see part of the defect or do not require specialist knowledge to assess part of the property fully. 

In this case, we might recommend a further investigation to uncover the true extent of the problem. While this might depend on the type of problem, bear in mind that this might require parts of the home to be disturbed, which will need to be discussed with the current owner, and the cost of these investigations might be high.
