It does not encompass advice on repairs or ongoing maintenance but instead provides recommendations for further investigations.
The Level 2 Home Survey is optimal for buyers, owners, and vendors who require professional, objective reports on the condition of the main elements of any given property, encompassing internal and external visible defects, such as damp and subsidence. The inspection will cover as much of the property as is physically possible but will not include detailed advice on repairs.
A Level 3 survey is the most detailed and thorough of all the assessments and will address the building materials, defects, and remedial options, as well as potential issues related to the property’s maintenance. It is best used for properties in poor condition, those that are larger than usual, or were built before 1850. This survey will also be applicable in situations where a property has undergone major changes.
