Party Wall Letters and Documents: Applies to England and Wales

This booklet provides an overview of the Party Wall Act 1996, which explains the rights and responsibilities of property owners around party walls and shared boundaries. It also explains how to serve notices, set times to resolve disputes, and provide information for appointing surveyors.
A Party Structure Notice is different to a Party Wall Notice, as it will notify your neighbour of planned works that affect a shared wall and boundary (a structure), which will detail descriptions of the work, length of notice and the name and address of the owner initiating the works.
Positive acknowledgements of a Party Wall Structure Notice is a formal response to your neighbour for agreeing to the proposed works outlined in their notice. It’s an acknowledgement that confirms you have reviewed the plans and consent to the construction.
A negative acknowledgement of a Party Structure Notice is your response to your neighbour’s formal notice declaring that you dissent from the proposed works. It will also outline the request for a Party Wall Surveyor to be appointed to resolve the issue.
An acknowledgement of a Line of Junction Notice for a new wall wholly on the owner’s land is the formal response to your neighbour to confirm that they understand the proposed works and state no objections as long it does not encroach onto your property.
An acknowledgement letter for a new line of junction notice confirms receipt of the new line of junction notice, specifying dates and numbers. It typically outlines the next steps and actions to respond, inviting the recipient to reach out with any questions
A 3/6 metre notice includes specific details about your planned project and construction, outlining any actions to be taken or requirements from the recipient.
